Times are tough. Times are tough for everyone, especially for homeowners having to sell their home for one reason or another. As most sellers will take a loss with the sale of their home, any additional cost associated with the transaction hurts twice as much.
Many offices in our area charge a transaction fee at the time of closing. We’ve seen the amounts ranging from as low as $195 to a whopping $600. In my previous office, we were asked to charge our clients (sellers as well as buyers) $195 per transaction. If questioned by clients we were to shrug it off as costs associated with file storage, faxing etc. We were told that if we forget or refuse to charge the fee, it would come out of our pocket. One agent categorically rejected the added fee, saying she was happy to pay it out of her pocket – and she did. Personally, I didn’t like charging the fee because I knew it wasn’t being used to pay for file storage but to advertise our office and listings.
It seems that some offices are now also charging a listing fee. This is an advance fee due from the seller at the time the property is being listed. We don’t know if it is being refunded if the property doesn’t sell and we find it hard to believe that any homeowner is willing to fork over $250 and forfeit it if the agent isn’t able to sell the property. In times like this, who can afford to spend $250 on NOTHING?
Listing with us doesn’t cost anything! No listing fee, no fax fee, no file storage fee, no fancy office decoration fee, no fee for added fuel cost, no fee to have your property advertised in weekly print materials, no fee to put your name on a listing agreement, not even a cancelation fee.
Commission is the only fee ERA Advantage Realty will charge you and we only get paid if we sell your home. Plain and simple!
The information on your credit report is used to evaluate your applications for credit, isurance, employment or renting a home. Make sure this information is updated and, most importantly, accurate.
The three major reporting agency are Equifax, TransUnion, and Experian and you are entitled to one free report per year from each of these agencies. This is where it gets a little tricky! Your credit report is only truly free from AnnualCreditReport.com while sites such as www.freecreditreport.com will ask for your credit card number and automatically enroll you in their “Triple Advantage Credit Monitoring” for $14.99 per month. Should you fall for it, you have 9 days to cancel the credit monitoring before you are being charged.
You may request your report from AnnualCreditReport.com by phone, by mail or directly through the website, which has detailed information on how to obtain your credit report by mail or by phone.
No matter how you request your report, you have the option to request all 3 reports seperately or all at once. Requesting them seperately allows you to monitor your credit more frequently throughout the year.

Vacant lots in Highlands County – when will THAT market pick up again?
We get this question frequently and while we would love to list, list, list vacant lots, and there are plenty of them, we aren’t likely to sell them at the time, no matter how low the price is.
Yes, residential home sales have picked up and things are looking great for the new year. However, the market for vacant lots, be it your average 10,000sf lot or acreage, is a far cry from recovery.
Here’s why: in 2000, it cost around $89,000 to build the average single family home, in 2006 the number jumped to over $186,000 and last year the cost was around $193,000. Home buyers are able to pick up “almost” new homes for a lot less, so why build?
Vacant lots will start selling when we have run out of “almost new construction” homes being sold for under $100,000. There is simply too much inventory still on the market and that is with a continuously shrinking inventory. We are on the right track, but the market for vacant lots will take much longer to recover than the market for residential homes.

A lot of progress was made since my initial article about the Lake June Townhomes on December 14th, 2009.
Meanwhile, the new standing metal roof is being installed. The areas over the entrance and garage should be finished by the end of the week.
We love the exterior paint color, the photo just doesn’t do it any justice!
